Property prices on the rise in Winchelsea


Recent sales results in Winchelsea are beginning to prove what I have long held to be true: That Winchelsea is set to be the next boom town for property owners and investors in the Geelong/Surf Coast region.

Following the recent rise in prices in Inverleigh and Bannockburn, Winchelsea is logically the next town set to benefit from the flow on effect of the recent Melbourne price boom. As investors and first home buyers turn away from inflated Metropolitan prices, Winchelsea offers an affordable alternative. The town has a lot to offer including strong infrastructure with schools, sporting facilities, and shops. It is well located on the Princes Hwy half way between the regional cities of Geelong and Colac, with the promised duplication of the Princes Hwy from Geelong to Winchelsea making it even more accessible to commuters. Winchelsea has also been earmarked as one of two growt nodes in the very popular Surf Coast Shire (the other being Torquay), meaning that future infrastructure and housing developments are planned.

Recent sales results are a further indication that prices are on the march. Last week a 20 year old, 2 bedroom, unrenovated brick unit was sold for over $190,000. In the past few days a 3 bedroom, off-the-plan unit sold for almost $250,000. Houses are also in strong demand in Winchelsea. Average prices have pushed well past the $200,ooo mark and are heading toward the $300,000 mark. This is a result of couples and families from Geelong and Melbourne seeing Winchelsea as a genuine “tree change” opportunity. Many also see it as an opportunity to be mortgage free by selling their city home and buying at the lower regional price., effectively getting more for much. much less.

With demand outweighing supply at the moment, I believe Winchelsea is set for a bright future for home owners and investors alike.
